4 quads vs a 16-unit complex?
If you can buy a 16-unit complex or 4-quads which would you recommend and why?
The 4-quads are about 2x in price and cash flow about the same and maybe slightly lower
I see the advantage of 16-unit as rent upside w value add and reno, same PM team (same for both cases though)
For the 4-quad: financing is easier and can sell individually.
Which one (usually, and I understand it's not simple) has a better resale and long-term potential?
