Nothing wrong with either one but the strategies are much different.  

Operating without GLI exposes you greatly and the IRS frowns upon those who attempt to skirt the issue of employees by wrongfully claiming independent worker status.

Correct me if im wrong or it isnt feasible to rely on the initial capital for future investments as much as I would hope it can.It seems the ideal situation/strategy is the BRRRR method where you can buy, rehab (to increase the value of the house), rent, refinance to get as much of your initial capital cash out in order to repeat the process.  

That sort of implies missing the point.Moral of the story, I would tell you that you are looking at this deal all wrong.  

The wrong property manager could ruin the deal.

Not sure why both these two would feel the need to do anything wrong.

I prefer in-stock, assembled cabinetry so I can exchange quickly if I get a defective or wrong item. 

If you aren't afraid of the soil or groundwater being contaminated from chemicals that were spilled or dumped onto the land, or disposed of in a septic system, then it sounds like the deal of the century.
