Once you are under contract with your GC, you can ask them for a "selection's list" upfront listing what standard materials are included in their allowances.  

Need to be very selective with tenants or it will bite you.  

@Rob Krin, looking at your BRRRR calculator output, I noticed a few things:You need to enter a down payment (currently shows as $0 under Acquisition) to reduce the amount financed up-front.More importantly, you probably didn't select INTEREST-ONLY for the acquisition financing. 

I believe there are situations where an owner should be giving their approval on the tenant selection process, but this should be limited to extreme situations like the one listed above, where a suitable candidate can't be found that matches the agreed upon screening criteria.
