I would defiantly be focus on why anyone would sell a house and move into a rental. 

Yes, I am focused on doing flips in SoCal, especially in the IE but given that it is extremely hard to find and acquire good deals these days, I'm thinking about expanding into the LV area as well.

We focus on buying subject to, lease/purchase and owner financing and this answer is based on the premise of selling all our homes on rent to own and thus calling that the "deposit".Hope that helps!

I would suggest before purchasing any rental property, you focus on reading up on Maryland Landlord/Tenant Laws, possibly attend a few rent court cases in the city/county that you are considering purchasing a property in and perhaps even find a mentor/coach that has a lot of experience in that area.
