When wholesaling and using a TREC 1-4 Family (Resale) contract, what do you select in the following paragraphs?

An additional 5% off for using a their best buy credit card.

I am looking to do my first flip, and want to fund it using a HELOC.

Hopefully soon I will be able to close on this and get a great deal while using financing (I'd love to use all cash but just starting out that isn't an option).Here is the question, it appears they were expecting only cash offers for this property, but they are willing to move forward with me using a loan.  

Are you using a property manager for your properties or are they all relatively close to you and you are self managing (apologies if I missed that info in your post). 

What about using a deed on one of the properties as collateral ?

The one small thing I would do if it were mine would be to rename the 'need help selling' in the top menu to 'Sell your home fast' which emphasizes what you do and matches the verbage used in the bottom of the page.Also, have you considered using a form?

Using a general warranty deed, the seller is guaranteeing the title from before he or she owned it.

Or it could be more if your buyer is using a VA loan.
