You transfer the property into a land trust (which does not trigger the Due on Sales Clause,) and then assign the LLC as the beneficiary.

I'm personally waiting on the O-Zone finalizations to pull the trigger on a couple of single family (although I know you are looking at MF) unless something slaps me in the face before then. 

I can tell you this for sure, I spent just as much time this round panting, maybe more, that it would have taken to just pull the trigger and replace.Well, feel free to show this post to your peeps and maybe you can get them to see what we see.As far as the old sink, I'm shocked you haven't seen a thousand in Chicago.

You will easily see several hundred properties on your screen before you actually go out again with your agent ready to pull the trigger.

I've always had an interest in multi-fam units but have never been able to pull the trigger due to a myriad of reasons but now I'm ready and I love tackling a new challenge.  

Same thing with job loss, sick children, injury, car trouble etc.....None of it & I mean none of it matters.

It took a long time for me to figure out that I was hiding behind further education and using it as an excuse for not pulling the trigger.
