From your description of your situation, you are looking for the most "expensive" type of refi, which likely isn't apples to apples with your friend's recent refi on his rental property.

You have several areas that show you're a real person and your credibility, most carrot sites (or any of the other options) lack that. 

@Tony Garcia The major inconvenient I heard about HOA is the lack of control.

Hi @Tina Lee, your post is lacking a lot of details so it's hard to know exactly--but the premise of what you are saying is correct.

The first thing that comes to mind is that the host is cheap and therefore their furnishings will be, too, and their attention to detail will be lacking.
