one condo unit in union city ,i can not offer lease renewal

Hi , I have talked to one attorney today mention as just one unit in union city New Jersey , I can just send notice to quit to tenant let her know I am not renewing the lease. Anyone knows anything about it?

What I read is just if I am the owner of 3 family or less and I live one of the family then I can just not renewal the lease

    Hi @Tina Lee, your post is lacking a lot of details so it's hard to know exactly--but the premise of what you are saying is correct. If you are purchasing a three-family building or less in New Jersey with the intent to occupy a unit, you can serve a Notice to Quit on the unit that you intend to live in.

    What you say complies with state law, but since Union City has universal rent control, I would not be surprised if they have a local law regarding eviction. Be sure.

    NJ will not deny the owner of a property from occupying, once current lease runs out you as the owner have the right to occupy property and make it your primary.

    @Shawn Mcenteer, the property is under an LLC name.
