I was kicking myself for procrastinating which only happens when I don't have guidance and there are some things in life that we have to just trust will show up for us when it's really needed and step out on faith. 

I would appreciate any help and guidance as I learn about this world.

Please offer some guidance here on what is wise and what the seller will typical expect and accept during the initial call from a buyer. 

I guess I'm just looking for some ballpark guidance at this point to try and estimate an offer price.
