Important items to get from seller right at the very beginning?

What are the important items to get from a seller right at the beginning of a potential deal and before possibly making an initial offer? I am speaking also of items and info that I would need to bring to other potential investors if I am wholesaling?  The reason I ask is I came across this article of 10 items you need to ask before buying a commercial property.  Quite in depth. I realize having all this info is crucial in order for due diligence on the property. My question is do I need all of this information from the seller right in the very beginning before even deciding to make an initial offer.  It seems like a lot to ask when you are just speaking to a seller for the first time to get an idea if there is even a possibility of striking a deal. But i am new so I can easily be mistaken. Please offer some guidance here on what is wise and what the seller will typical expect and accept during the initial call from a buyer.
