Provide digital and/or printed documentation that identifies issues that qualify as emergencies and the proper channels for requesting service.

When I closed on my current house with them they did not have anything digital.

One suggestion that I will add is possibly implementing a digital call service (Ring Central or Vumber).  

We only advertise our properties online, so every applicant has internet access.

These day you can do advertising, screening, collecting rent online. 

Understand that private money is from individuals who are not in the business of lending, therefore they can't advertise as that puts them in business, soliciting loans and makes them a hard money lender.

And to conservatively get an extra $50 /100 a month Per unit  by doing minimum repairs and maybe just some basic advertising  .

I have been living in Australia away from my family since age 18 and the move was for better education opportunities.I had a passion for games and studied interactive digital media in Australia for 2 years and when I turned 20 I finished my course but lost that passion and no longer wanted a job making games.
