There is nothing wrong with distance etc, but it should be left to experienced investor to ensure success, because it is more complicated and difficult.

@Edgar Perez When my clients purchase a property, I meet with the tenants prior to close to get their side, then I get the landlord's side, then I confirm everything matches on the HUD (for prorated rent and deposits) at closing.

In my experience - albeit in Connecticut, and not Washington - is that anything in the area of 1% "rule" makes it very difficult to see significant cash flow - AKA not enough money to make it worth it!
