My only experience to date with real estate investing has been the REIT's I own in my IRA's. 

The Tellus app interface is really cool and I like that it has a lot of extra features (like move in and move out reports you can share with tenants with photos in the app).

I did a presentation a while back, it is a little dated, but will give you the overall gist. 

The drawback is the overall increase in interest from extending the term of the loan and the longer payoff date. 

Also, if the non-payment filing is not scheduled/heard by court for another 60-days... isn't it still possible to file a new holdover case (based on the orig. 60-day notice and demand for possession after termination date?)
