TBD, based on the giant economic experiment we are in to know for sure if a pullback in the market would be big enough/long enough for investors to be better off sitting on the sidelines rather than purchasing now and riding the coat tails of institutions that are still gobbling up properties.

In lower end rentals I suppose you could use 1 top coat of Sherwin Williams 200 and it would look good enough. 2 coats of cheap would still cover better.

Lets also pretend this seller is very motivated and willing to get out of the house for the amount he owes the bank and not a penny more, 110k Even though the house is "valued" at 180-200K this would still be a bad deal unless I could rent the thing for 2K?
