Class B, is affordable and is very recession resistant in the right areas. 

In a perfect situation, the payment will still be delayed (even if by hours) using this additional system.And secondly, many of these vendors have "clawback" provisions where, in their terms of service, you give them permission to go back into your account - even weeks after the fact - and reverse a deposit that was made by your tenant.Its not always possible in my asset class, but I try and pick tenants that have something to lose if they stiff me or try and clawback an e-payment.

Se if you can eventually intern at a commercial firm close to you in the asset class sub niche that you have interest in such as (large multifamily, office, warehouse, retail, industrial, self storage, etc.)

C- and D-class have an inherent advantage as they can (depending on the area and local market) be repositioned, @Richard Prillerman.

I am in a C class area and people can be surprisingly dumb about replying to a marketplace ad with the account that's full of their gangster/crime/drug/employment/drama issues.  

I work at a development firm, doing the architectural side but now I've also been getting into the acquisitions side and taking RE classes at NYU.

Grew up in a nice middle class neighborhood with friends like me but mostly not.
