Hello BP community, I found a house in a great neighborhood that looks to be abandoned due to the overgrown landscaping and no furniture in the house.

We've added the ladder and moved some furniture so he can easily climb up to the window height for now.

You have your steady income taken care of with your realtor business, so you would benefit from a quick source of income (buy and refinish old furniture to sell on fb marketplace, handyman services, flipping xyz for a profit, etc.) and a long term investment source of income (rental properties, etc.).

I imagine I need a trip to see the property initially before purchasing, I need a trip (maybe even a few) to overlook any improvements, potentially time spent there to purchase furniture if I want a STR property and also time to meet and find a house cleaner (never mind a handyman or any other needs for the property). 

Even not willing to move the furniture and cooperate with the vendor.

Looks like the seller doesn't want to move 1970s furniture and wants you to pay for it.On a more serious note, 2-5% and assuming average-high income...

Young families want to keep an eye on their young children to keep them safe so they want more of an open concept type layout. 

This unit is located near children's hospital in Schumacher place.

I was very concerned because the tenant next door has 3 young children. 

Not going to lie I have no idea about the Atlanta market, but generally single family homes have been way more difficult to cash flow due to high prices, but depends on the market. move personally bought a newer home in Florida to AirBnb and that needed no rehab, just furniture and it cash flows well as an STR.
