The colleges of today spend more time on social issues and no time on skills that would help a young person navigate their way through live. 

The senior uses her Social Security money and her children uses their income to mostly pay the utilities and food.  

Last year I converted an old 401k of mine into a Self Directed 401k and used that to buy and refurbish a few properties and now the monthly income is very nice and I sleep at night knowing I'm not overly reliant on the stock market.As I think forward to retirement, I've read several articles about taxation and the goal of keeping taxable income low enough to avoid paying taxes on up to 85% of your Social Security. 

It will make it harder to get a loan, and you will accumulate less social security - this matters! 

When dealing with another private party like this, should I have the seller sign a Non-Disclosure Agreement, or would it suffice to just black out my social security number on the relevant forms?

We use email and social media to communicate but I'm wondering if anyone has any tips for managing acquisitions, rehabs, and overall business from 11 time zones away?

There's no good way to explain fraud.Also, as you're not paying FICA you're not accruing Social Security benefits. 

I will try to provide value as well for what I can though my skills don't translate to real estate well other than spending some time learning about social media marketing.
