I do my adjustments manually because it helps me stay tuned into what's going on (since we have other people handling most day-to-day stuff) but we are looking into some software that would do more dynamic, automatic adjustments.

Any recommendations on software? 

Admittedly, when I bought it I used an estimating software and so far the figures are matching pretty closely.

There are very inexpensive options of software that will do it and keep it well organized. z inspector is a good one.

Once you have a property you will most likely hire a property management company for a month % although I know people who have a smaller portfolio that have local leasing agents and handymen connections to do the important parts of owning property and they just purchase a PM software to save money.

A lot of contractors do not utilize an estimating software to make it easier to provide a line item estimate.
