Hi BP Members! New investor here. What property management softwares do you recommend? I recently tried the Cozy/Apartments.com solution but it seemed to be missing a lot of features. I am looking for a product (preferably free) that offers the following capabilities:

- online rent payment

- digital lease signing

- applications/background/credit checks

- maintenance request portal

- property listing support to various sites

Thank you in advance for your recommendations!

I thought Cozy did all that? I've tried out TenantCloud before and it can market your properties to different sites, complete online applications and background screening, track payments, accept online payments, track maintenance, and more. It's free for up to 75 units and costs around $10 a month if you want to accept online payments.
