I live in the Houston area but I'm investing in my hometown Cleveland, OH.

We are trying to stay "near-ish" Fort Sam Houston.

Over 90% of the flooding with Harvey in Houston was in areas that were considered low risk (X flood zone) and many properties didn't have flood coverage.

I wish there was another real estate agent or real estate investor in some of the other popular investor markets like Atlanta, Memphis, Detroit, Jacksonville, Miami, Dallas, Houston, Tampa, Orlando, Kansas City, etc that have similar data so we can see a wider range of what a "low ball" offer (inside the MLS) means in these other markets.

For Houston city limits, how can anyone find out who owns a piece of land and if it is being planned for any kind of development (multifamily, single family, mall, warehouse, etc).

According to our possibilities, we are thinking in small multifamily properties class or C(no more than 20-25 units) and  even though I have certain numbers in my head according to cap rate and IRR...I would like to get an idea of what is the average in Houston market right now, any help?

Average rent $2,650/mo ($1.32/sf), which is very low in Houston for brand new construction. 

Can anyone refer  a reliable  and  quality  contractor/carpenter in the Houston, Texas area?

That said, I'm working on two deals outside of Houston.
