Townhouse Rentals - where to find investment buyers?

Michael Carroll
Posted

How deep is the market for investors who will buy leased townhomes (new const.) for the cash flow only?  For example, 14 newly constructed detached townhomes (all contiguous).  Average unit size 2000 sq.ft. - 3B/3B/1 half.  Average rent $2,650/mo ($1.32/sf), which is very low in Houston for brand new construction.  Comparatively speaking, Class A apartments rent out around $1.80 - $2.25/sq.ft. for 850 square feet.  Return on equity/year shakes out to 19% when fully leased on the net profits after debt service.

Other info:

Yearly Gross Income: $445K/yr.

Monthly Gross Income: 38K/mo.

NOI: $382K/year

If there is a market for this type of product, what is the typical exit CAP for this type project? Thank you in advance for any consideration to this post; and, if you know of any buyers please feel free to reach out.
