I use to live on the other side of the island (Saint-Jean-sur-Richelieu) and then in the middle (rue Saint-Denis) many, many years ago.As you have already noted, there is a welcoming and encouraging community here on BP with lots of experience and sage advice.While much of the information you will find here is universal, but in the areas of finance, regulation and taxation things are a little difference here in Canada (particulierement au Québec) - working in credit at RBC, you may already be familiar with the distinctions.Investing in real estate as part of your portfolio is a wise idea and if I can be of any assistance, just drop a note.

As a new owner, you will have to honor their leases for the remaining time period but you can make changes that highly encourage them to start moving.If you're concerned about environmental issues, you can get an environmental study done; they can be a simple Phase 1 or more advanced report each going up in price.

I would encourage you to push for more aggresive numbers so you could afford to hire a property manager in the future or still cash flow if rents take a hit.Mike

I have no real connection, political viewpoint, or bias in this matter - except a little sarcasm, and a bit of a distrust of a system that encourages printing crediting money to primary dealer accounts + govt debt & private asset purchases.

I don't know that we have many here who know the legalities of how to run one, particularly in Cali, but we can drum up an endless supply of complaints about how they are run......but they're mostly just moaning, groaning and complaining....so just ignore 'em.Are you encouraged YET?
