Before i left, i left the last of my savings with my tenant, a long term friend (15 years) that rented from me for 5 years. my thought was with the 5 grand , he would have a nicer place to live and i would be able to maximize my appraisal and house hack a mutiunit.

The last thing you want is to cover something up and have him come back and say he didn't approve it.The best approach when dealing with inspectors is to only talk to them on site, at least in Los Angeles, they barely answer the phone and email.

So I purchase value add small multifamily and convert them to STR/MTR.My plan was to purchase them, repair the units, furnish all or most units, MTR/STR the units, cash flow like crazy, and then sell when I'm ready to move on.All has worked out except for that last step.
