How many keywords they use, OR... how much VALUE that website provide to Google's traffic? 

Unless she just enjoys traffic and homeless people defecating on the sidewalks haha.

My favorite is the BP podcast, makes the boring drive while stuck in traffic way more productive.

(The traffic there is a time waster).

Zillow is great, but realtor.com, redfin, broker sites, and most importantly, incentivizing the buyer agents via a commission offer on the MLS, are all going to drive a lot more traffic than Zillow alone. 90% of buyers have an agent.

I did say that this was a great rental but that I would not want to live here (really because at the time neighbors were trashy and it was by a high school and the foot traffic was high). 

On larger sites I've even turned the soil to get some good sand below 10' and stack it in piles...then backfill it with top soil and extra clay (of course in areas not being utilized for traffic.  

I have multiple opinions for JLL's best brokers and Colliers about wha to do but its all over the board about getting in now or waiting.I think the market for a small guy like me is to find ( some state) and look for class C or B properties under rented and use new technology to get it more operational and leased up + strong SEO marketing to drive traffic.  

I live in a rural area so traffic is no problem.

I will definitely go and explore the area, the cash flow sounded very nice, but it seems the neighborhood are not really happy with that housing congestion.
