Oftentimes in Sheriff's sales the final judgement amount is published whereby you can see how much the bank is owed, including outstanding balance, interest, late fees, legal costs, corporate advances for insurance, taxes, etc. 

With long-term rentals, you are really only responsible for 4 things: Taxes, Insurance, Management, and HOA (if there is one). 

Do insurance companies make money by paying out claims?

My insurance agent suggested liability umbrella over my vacation rental property, "life," and my single family long term rentals with American Alternative Insurance Corporation.  

I think they work well with the insurance claim as well. 

Personally, I'm not a big fan of TX markets due to the high property taxes and insurance rates.

--details on income and current situation - income wise i make at least $1,000 every two weeks from my current job.i have, in my opinion a great situation, i still live with my parents however all i have to worry about is paying my phone bill and insurance while bringing in some food on the table, so im grateful for my situation so far since it allows me to save as much as i can.#1 - since i have a place to live already, would it be wise to get a duplex (or better) and just be able to rent all the rooms out?
