I just recently signed up on biggerpockets and really excited to be on this platform with eager, enthusiastic, and like-minded individuals interested and taking action in the real estate world. 

@Ryan Passi I just opened an account (ie checking and savings) at my local credit union and started using it as a dedicated account for income, expenses, etc. 

I'm already learning so much about the many different functionalities of the BP platform.

Do your research on multiple real estate platforms and drive the neighborhoods!

I wasn't familiar with closet requirements, and I've lived in apartments without dedicated closets, but the one enclosed bedroom in this basement does have one.I just don't know how I go about using this basement legally. 

(should have asked this question before I started using it)And if they use NestEgg, how does it fare in comparison to other platforms? 

Looking for max cash flow and appreciation later down the road.I have the time to dedicate but not sure what strategy to advises them with.

I received a few offers already... just not interested... she was just not the right tenant and section 8 is not the right platform for this home.

I never considered the sub-panel idea, is that basically just a dedicated panel for the basement that on it's own circuit off a the main panel?
