One way of determining a good price of your rental is by finding other 3BR/1BA rentals are going for nearby, comparing the amenities and features of yours to those, and coming up with a price that fits in line with others.

Go to a website like realtor.com or zillow.com and look for houses in the immediate area with roughly the same square footage, features, etc.
