I am a newbie and just bought a owner occupied house in Winthrop MA. I would like to rent out the 2nd floor. there are 3 bedrooms and 1 full bath. What is the best way to determine a good asking price to start out with?

Also any one with tenants in Winthrop? what percentage of the year are your rentals occupied?
