Josh, I recently bought a property with two fuseboxes, a main and a sub, and original BX wiring running from the sub.

I just sold a house with 20+ year old laminate flooring and at final walk through it looked almost new...there were some damaged spots but you’d have to look closely to see them, mainly kitchen from a dropped knife, etc. and hvac guy scratched an area.

We purchased a lot of properties in independence-we go off of the school districts mainly.

Mainly, in my last experience, I found not going through a realtor much more efficient, since I was the realtor.
