Sorry for the motivations spiel!

I can get motivated sellers, I can get investors, but how do I put a property under contract and bring the buyer and seller together?

I'm just curious and want to stay motivated!

I met someone who is definitely motivated to sell (got a job in Houston but owned a home near San Antonio and is currently paying 2 mortgages which he told me he couldn't afford to keep doing) but I don't know any investors in that area to even shop the deal to.

This is my first wholesale deal and my once motivated sellers aren't so motivate anymore.

I'd suggest listening to BP Episode 205 (Jered Sturm) He happened to have found a Tenant/PM who was motivated to learn how to be the on-site PM (for free rent!). 

It will motivate you like perhaps no other book in your life will.
