I walked through did my own "inspection" and was impressed enough to forego a real inspection.Big mistake.We just discovered that there has been long term water intrusion where the entry way to the basement (dog house) meets the back wall of the living room.  

If you don't do the homework, you will give them the impression you may not be up to the task of doing the homework with real estate investing.

The impressive Chef's kitchen has premium ss appliances, shaker cabinets, large island with luxurious waterfall counters.

I had forgotten how impressive the view is from there of the San Diego area looking towards downtown.

I don't know exactly what you mean when you say "help you with your first deal" but please don't be under the impression they are experts or will "help you".

I was under the impression you could so that helps a lot.

I'm just saying if I was a cleaner and I got a $5 bonus it would not impress me (and in fact may do the opposite).
