I'm doing a remodel for my sister who lives in a fancy updated 1980's 3/2 modular and taking out the old kitchen cabinets a crew put the drywall right OVER the existing old original thin wood plastic walls that go in those things.

I keep any existing blinds, as they’re damaged beyond repair, I remove them and install 84” tall spiral end solid 1” thick curtain rods from homegoods ($16 each), on all windows (screwed into a wood stud), especially in bedrooms.

My second plan would be to fill the damaged area with some Bondo (body filler), smooth it out and color it a bit with colored markers to make it look like a flaw in the wood.

Why would you want a tenant to caulk and if they do a crappy job, which is the most likely outcome, you will have wood rot to deal with?
