tenant put hole in my floor, flooring discontinued
Well again I got another story and not sure how to handle this. Flooring is a couple years old and in very good to excellent shape before they moved in. They moved out and left a big chunk taken out of the vinyl floor where there metal bed frame was. I looked into patching this with another piece of flooring but it is now discontinued.
How do I figure out how much to charge them? If I need to replace the whole floor do they need to pay for it all? If I patch it and looks ok how much should I charge them? Its about 12x12 room. My guess and estimate to replace it would be around $800-1000

Save some from the installation next time. The flooring guy shoulda have pushed hard for you to buy a little extra.
If you know the exact brandt and style so you can search the internet? Having a few pieces or a single box shouldn’t be expensive maybe even contact manufacturer ro extras or dealers in your area
That being said. Is it floating or glued down? (Can you remove a piece for, a closet or somewhere less visible.)
You say it’s under where the bed goes, assuming the next tenant would probably put a bed in the same place can you remove 6 inch in to 1 foot square in several places and replace with a darker piece to make a pattern? Or maybe a few lines or a “frame”?
Really I’d start with option 1 if possible. Pull it out of a closet and just re-floor the closet in a completely different pattern. (To set it off and to let people know it’s not supposed to match.)
