Attend meetups and meet as many people in RE as you can.

People who get evicted after not paying the rent for a long time re usually not the best people and often leave lot of damage in their wake.

Mostly car collectors, people with large RV's ( read Custom Bus)., or people with boats and jet ski's that need stored in the winter.

People often skip this and get denied by the bank.

People are running amuck with this financial freedom crap.

I'm reducing the footprint and repricing.... finally a smart person. our floorplan for each unit we build is 668 sq ft and 2 beds for that exact same reason. people that Aren't in cheap markets don't understand. in columbus we face appraisal issues if we don't keep it as small as possible. 

Typically I find after I've owned the home for a year the cost of a home warranty isn't worth it and I can find people to do repairs at a pretty good cost.
