I don't know much about owning and renting a condo, except that many owners don't like the hoa's.Buy and Hold.8 yr old condo unit, 1 of 10 total in complex.

So I have a very complex personal finance situation, one that's perhaps causing me more constraints than I'm fully aware of because of it's complexity and obligations.

I didn't really even think about all the new apt complexes the school is putting up.

My brother had already bought a triplex a few years back and when I was young my father had bought a 16 appartment complex but only kept it for 2 years.After talking to both and reading my books on the subject, we thought we should give it at least a try and if we don't like it, we could always sell the property and move on.2 years after buying our first, we decided it was well worth it and started looking for a second one.

More to help with the screening process but as others have posted, a complex website like you've described will take some management time as well building it and you won't necessarily know it its not working properly and you're missing out on tenants, etc.

I used to be an on-site manager for a 32 unit apartment complex and I was paid in free rent plus a salary...  

I currently live in Seattle and am an active investor around Washington.Specifically on Whidbey I own a 29 unit apartment complex, rental SFR, office building, medical office building, retail building, land for subdivision, SFR flip, and personal land that I plan to build my own home on in the future. 

The property is brand new and costs $40k, and comes with the condo complex's security, public pool and gym, convenience stores, and laundry in the apartment.
