Young guy, overseas property - Looking for advice from the experienced!
I'm an aspiring investor, and would like your advice as I set out to make my very first purchase (overseas, no less). My background and situation makes things a bit unique when it comes to posts like this, so please read on and pass on to me whatever insight, caution, or advice you have!
I'm originally from Thailand and I'm looking to invest in rental property there, specifically condos in Bangkok. This is primarily because my parents live there and can act as my property managers, the prices for property are very cheap over there, and I would like to stay in the unit 2 months out of the year when on holiday. As I am quite young (24 years old) to start out in this field, I'd like to start small with the capital I have and work my way up from there to invest in more and more condos as rental properties.
The property I am looking at is a 1 bed 1 bath unit in the same building as my parent's condo. As the property is less than 5 minutes from multiple universities and international schools, finding tenants (students or young teachers from abroad) will be no problem at all. As I mentioned, this lines up perfectly with my desire to rent it out for 10 months and stay in it the other 2. The location is developing rapidly and I foresee my investment growing by around 30% by the time it's paid off.
The property is brand new and costs $40k, and comes with the condo complex's security, public pool and gym, convenience stores, and laundry in the apartment. I would like to renovate the kitchen, repaint, and furnish and equip the unit, so I am setting my max budget at $50k.
I can manage charging around $450-$500 for rent (market value for this part of the city), which should be able to cover the mortgage and all other costs.
Experienced investors of Bigger Pockets, does this sound like a solid plan to you? I dream of one day quitting my day job in tech and be a full-time property owner/manager--I'm just glad I'm pursuing this dream so early in my life!
