I contacted the town Board of Health and there is no record of any previous Title V inspection. 

I stopped paying attention when the local board said "don't".

I use rentometer.com and have gotten my agent on board with understanding that this is critical to my analysis.

Because my husband is a Army Veteran, we can fortunately leverage a loan program from the Texas Veteran's Land board to pick up an owner occupied property with a low amount down. 

The broker still has liability in what an agent does as well, wholesaling is circumventing listing requirements the broker has with the Board of Realtors (MLS) rules as well.

You are right that trying to wholesale other wholesaler's properties is not worth the time unless that wholesaler is on board with you and willing to give you a cut.
