Due to Certificate of Occupancy and habitability laws of the porch, we couldn't move into this unit and we were only able to cancel the lease, get back our first months rent, security deposit and real estate commission fee ($6,000 total) after I informed the landlord the property is not habitable and you can’t hold us legally to the lease any longer.

Here is what we ask for under attorney approval: copies of current COs copies of lease agreements w/name/photo ID of all tenants certified rent roll w/ security deposits year’s worth of water/sewer bills trash bills any house electric/heating bills latest tax bills (school and property) estoppel certificates from current tenantsIs this congruent with what you ask for when buying an occupied property?

In California licensed electrical contractors can't even do work for another electrical contractor unless they have taken a class and paid for the state certification - it's a regulation pushed by the unions... they don't get any crazier than out here!

Give them the exact same scope of work and check multiple references, insurance certificates, NARI or other memberships, standing with the contractors license board, any pending litigation, etc.

As allowed by Md. lawWe get our final 1/3 when completed .All changes are in writing .......period.We do not finance our customers jobs , we get a signed certificate of completion , we give all lien releases to the customer .

In MD you need to register the property with Md Dept of the Environment and get a lead certificate.
