I'm thinking of purchasing the property, finding another equal credit tenant as BK or better to lease the building at a slightly higher rate (about 15% under market right now), then having BK pay the fee and ultimately selling the property.It's a great area with solid demos and many other national on the same block, no clue why they couldn't survive.Thanks

I also use them to show my houses for me (though this is less than ideal, I will admit).But I am thinking of buying houses in Detroit and other out-of-state cities - and need to find a way to analyze a house for such factors as neighborhood, rental rate estimates, condition of other homes on the block, estimated repairs, and other metrics.Any ideas?

I'd imagine that getting comps from the very similar properties on the same block (sale price, how much they're being rented for, amenities, etc.) would be essential to include as well?

In doing so I read state statutes and reviewed federal law surrounding mortgage lending.When I read something that was contrary to my plans I considered ways to avoid violations or ways to circumvent the issue steering clear of prohibited activities.I devised my plans and then I sought letters of opinion from regulatory offices, from federal down to local authorities.So, I really do understand the tendency of people with vested interests in doing something and reading statutes to look for ways to avoid or circumvent laws or road blocks to their goal.The SAFE Act, is the first federal regulation that stresses "intent" and compliance being required.

Another thing that annoys me is when people ask me where it is or what it's by when I have the block and street in the ad.(2) I've decided that I'm doing month to month leases from now on unless I get someone who is a superstar applicant or they've been there a year and I definitely want to keep them.(3) I try to get as few unneeded calls as possible so I put as many pics and information in the ad as possible to answer all questions.
