I definitely went higher on the maintenance and capex intentionally due to the age of the property but depending on what types of renovations would have to be done, they could be lowered.

If I have money in a bank and I go to that bank and ask for a statement stating that I have this money in my account such a declaration is easy to get AND it actually is less strong than my own bank statements on that same account that shows the money is aged.

Maybe your market is different but in the national markets I've worked in over the last 25 years, it's not the first and best option.What I've seen more often is that even when it starts out great, the reality eventually sets in, and tension starts to grow, when they go from being the stewards of their own castle, to the stewards of someone else's castle.I'm happy for you that your experiences were different.
