Ogden city calls the area between Washington and Harrison between 12th and 36th "East Central".  

I just bought acreage east of Greeley, CO and built a house for a personal residence.

Hi Jeff, ARV is a wider range because you have the bottom and middle units which are in the low to mid 400's and the top unit has a larger footprint/roof deck type layout that puts it much higher.  

If it was just listed and is a fair value, maybe make an offer in the middle between what you are thinking and what you are willing to pay.

With you being in the middle of it, you stand a good chance of finding some good opportunities.Good luck investing.

For FHA I would probably look for a tri or a quad in a middle income neighborhood that might cash flow more and sell more easily in the future.
