I thought that was fair - he is also going to look into getting a line of credit to throw a little cash into the deal or keep it as a reserve so he has some skin in the game.  

I have heard most of them through audible or purchasing the audio books several times. and the more i listened while playing video games the more i thought i could do this.

These are what I like to call recycled product, which usually has a 5 - 8 year shelf life or in better terms the game of hot potatoes- who or which investor is getting stuck holding the bag.

A couple of friends of mine have been doing the real estate game for a while and after observing for too long, I am ready to dive in.

Is it enforced?

He can't do that - - your lease is enforce for it's entire term, regardless of when the escrow closing occurs. 

I'm somewhat new to the game (1 flip behind me).I'm on the other side of the river, but if you ever want to get together and talk shop, hit me up.

I would roll it out of the garage and then contact local code enforcement or police to determine the next step.

I have the conviction and drive to make big plays, but seek a mentor to help me learn the game as soon as possible.
