I obviously don’t have the money to buy a property outright and from what little I have read about wholesaling, it’s a tough beast to conquer as a beginner.

Maybe even do state specific podcasts on a daily, weekly or monthly basis with some of the most experienced investors in the state answering questions from more novice or beginner investors in that specific state.

Hey @Mike BurkeI would say read the ultimate beginner's guide on this website, listen to the podcast from the beginning, and read all the real estate books on the shelf in your local library.

It is at best a teaching tool for beginners so they can see how the numbers are calculated.

@Caleb Godsey - Hi Caleb I know its below the 1% rule, I am a beginner as well, but from what I see In most of New York City - the property prices vs rent income will be below 1% rule, but from the other end the properties really appreciate like crazy.
