If you sort in order of violation date, at least in my area, you start to see a trend of properties being sold 3 months after the violation.

Look at the major systems and have a property inspector walk the property.Looking over this list, I don't see that you really need much. 12 month profit and loss statement shown monthly so you can see how expenses and rev trend over time.

I disagree that the market was "flat" for 10 years as stats say otherwise right now.However, Based on what we have rented in 2017 it shows we are trending upwards or flat again.

Not so much with say population growth, but Hamilton County's population is relatively flat now adays, and a large swath of Cincinnati is trending up.
