People that frequent the ERE and MMM spots in general think they know more about investing than they actually do.  

It's mainly a land play in BC it seems, so it's more cost-effective to do tear-downs in a lot of spots.

I also know the rental market extremely well and can spot underpriced rents which impacts ROI.

I am born and raised in Atlanta and can tell you the hot spots very easily.  

What I do is to get 30 days solds to analyze an entire county for the hot spots.

Every area has pluses and minuses but I am looking for a sweet-spot where the risks are relatively low for the ROI I would be getting. 

The end result being to eventually own rental properties and learn to surf with my kids on some sunny beach, with smaller trips skiing in the rockies.

We haven't talked about specific repairs but here are some things that definitely need to be replaced or repaired: no front sidewalk from work we did 2 years ago - needs new sidewalk, exterior brick wall is falling in in one spot, gutters, roof repairs, update heating for second apartment (put in a furnace last year for one apartment), just to name a few.
