Hi I'm new to the group, but find it great educational material.I'm renting my condo in Florida through RE agent, and come to a situation where agent found a potential tenant for me, now the agent insists that I sign the lease with tenant and tenant is approved by Homeowners association before forwarding first/last moth rend and security deposit to me.

I have recently secured a stable job with good incomes.

The note the lender holds that secures the 1st mortgage/lien is signed by the original property owners.

Have them print it, sign, scan it, and email the lease back to you or mail it back with the security deposit and first month's rent.

Security State.

I have brought an investor on board to help me secure my first single family rental property.

My electric bill is for security lighting and the trash is a large bin shared with another 4plex.

The insurer I contacted told me I need a social security number to be insured (which I have not, living in France).

PNC secured card is excellent start, put $250 - $500 on and DONT use the card. in 3 - 6 months apply for cap 1 card.additionally figure out if you belong to any credit union, they will accept a letter of explanation in regards to the BK and give a lot more credit than the big banks / card companies.With the knowledge i have from working at a large bank I have helped a couple family and friends go from a bk to a very high 700 score in two years so if you have any other questions pm me.I am not claiming to be an expert but have gone through this twice with people very close to me and they are both in incredible credit standings now.Regards,rob
