When the first/last month rent and security deposit due?

Hi I'm new to the group, but find it great educational material.

I'm renting my condo in Florida through RE agent, and come to a situation where agent found a potential tenant for me, now the agent insists that I sign the lease with tenant and tenant is approved by Homeowners association before forwarding first/last moth rend and security deposit to me. As agent claims it will be held in agency escrow account before funds are forwarded to me. minus the agent 1 month commission fee.  Of course I will give keys to tenants only after I receive the funds which are due.  Anybody of you more experienced in this see any potential problems with this scenario?

Secondly I want tenant pay electronic fund transfer and not sure how to phrase it in the lease. What exact wording are used to reflect rent due would need to be paid electronically rather than paper check mailed to my address.?

How is it being done and what do I need to put in the lease so tenant would have enough information to set up the process?

Thirdly if tenant is approved by Homeowner association (they run criminal, credit, employment check) but I feel that tenant credit and employment history my be risky for me

rent to this tenant, what would best way to reject tenant and not be on hook for RE agent fee?
