Having never established credit and cash paid everything the world has progressed over me and I was left scrambling to catch up.Here are some strategies that I have learn along the way for those with No, Low or Bad credit.1.

Keep us updated on your post-rehab progress and rental status.

Let us know how the flip progresses. 

Let the tenant slide on the late fee for now until they can afford it and take it from the security deposit if they never pay it or get aggressive with recovery, making an example of the seriousness of his obligation to pay us the full due amount?

I am still learning everyday reading real estate books and keeping up with the bigger pockets podcasts so I hope to further my skill set in these areas as I progress 

Then arrange for Progress Payments in thirds (the 10% doesn't count).

They are very often less than helpful, but once in awhile you can make some progress that way.

I've flipped 27 houses in the last 4 years, have 4 in progress right now and 5 rentals.
