I'm sure they are going to be sitting for a long time (at least a year) so maybe if contractors are looking for work in this sure to be crappy economy, I may build instead.

I saw that a lot of lenders (at least in OK) have recalled their foreclosures so it may be awhile before they hit the market, as well as eviction restrictions. 

Purchase price: $190,000 Cash invested: $50,000 Sale price: $260,000 This was my second fix and flip that ended up sitting on the market for several months.

I could see big firms still buying properties, boarding them up, and sitting on them for the next 3 to 6 months.

It sits on a corner lot, has a large back yard and separate entrances for each unit.
