Very Small Two bedroom, How many people.

I have a two bedroom that is only 675 square feet. The identical  bedrooms are barely 100 sq feet, maybe even a few less than that. 

Is it legal to limit the number of occupants compared to a larger two bedroom? What is the lowest occupancy I can steer my screening to?

And to jump on this bandwagon, you should determine that BEFORE the question is ever asked.

Find out if your City or State has any regulation on this. If not, develop a policy based on the HUD Keating Memo. Put it in writing so you can show it to someone when they claim you are treating them unfairly.

I personally use two per bedroom, plus one additional person but I also have a little flexibility based on the overall size of the home. A 2,000 sq.ft. home with two bedrooms can fit five people more comfortably than a 500 sq.ft. apartment with two bedrooms. I also have a two-bedroom cabin that has a small septic that can't handle more than two people so we limit occupancy based on that.

As long as you have a legal policy and apply it fairly, you'll be fine.
